2100 Larimer building shows major progress after years of vacancy
Exciting Revival of Denver’s Historic 2100 Larimer Building
After years of neglect, the iconic 2100 Larimer building in Denver’s Ballpark District is finally getting a new lease on life. Local businessman and real estate investor Matt Van Sistine purchased the two-story, 11,600-square-foot structure last year for $1.45 million and is spearheading its transformation into a modern mixed-use hospitality and entertainment space.
Van Sistine, who also serves as the board chair of the Ballpark Collective RNO, is committed to preserving the building’s historic charm while introducing contemporary amenities. The renovation is expected to be completed by the end of 2027, with plans already in motion for the next phase of construction.
Since acquiring the property, Van Sistine and his team have been hard at work clearing out accumulated debris, stabilizing the structure, and preparing for the next phase of development. The building will undergo significant renovations, including digging the basement deeper, underpinning the foundation, and repurposing original materials to create a unique space.

The project aims to revitalize not just the building but also the surrounding neighborhood, which has a rich history dating back to the late 1800s. Once a bustling area fueled by Denver’s mining boom, the neighborhood fell into decline but is now on the brink of a renaissance thanks to initiatives like Van Sistine’s renovation of 2100 Larimer.
With plans for a boutique hotel, rooftop restaurant, and entertainment spaces, the transformed building will serve as a vibrant hub for dining, nightlife, and lodging, breathing new life into a once-forgotten corner of Denver.
