Amsterdam’s buzzy Rostudios coming to Greenwich Village NYC

Rostudios, a fitness concept from Amsterdam, is set to open its first US location at 799 Broadway at East 11th Street in Savanna.
The 9,000 square-foot studio has a 10-year lease and is scheduled to open in the second quarter of 2026. It will feature a spin studio and a space for Pilates classes. Founder Rogier Van Duyn described it as the perfect place for their first US location, a place where the community can come together, recharge, and thrive through movement.
The 12-story mixed-use building, which opened in 2022, has attracted office tenants like Wellington, Rithm, and Bain. The office space is 79% leased with only one floor remaining available.
Savanna acquired the building late last year, with ground-floor retail spaces asking for $200 per square foot. The deal for Rostudios was facilitated by Cushman & Wakefield’s Steven Soutendijk and Patrick O’Rourke.
Fisher Brothers has secured leases for over 35,000 square feet of pre-built spaces at 299 Park Ave. before completion.
Tenants include One William Street Capital Management, P10 Intermediate Holdings, and Tailwind Management. These leases cover three of the five pre-built spaces on the third and fourth floors of the 1.2 million square-foot tower, which is 98% occupied. Major tenants in the building include UBS, Capital One, and King Street Capital Management.

Winston Fisher, the building’s landlord partner, mentioned that the prebuilt tenants will have access to a private lounge and gym. He highlighted that these leases indicate a continued preference for well-located, top-tier office spaces by leading tenants.
The building recently underwent $20 million in capital improvements, including a revamped lobby and exterior facade.
