Colorado to return nearly $1M to former tenants of Four Star Realty

Nearly $1 million is set to be returned to former tenants of Four Star Realty, a Colorado property management company that reached a settlement with Attorney General Phil Weiser following a state investigation that uncovered multiple instances of the company unlawfully withholding money from its tenants’ security deposits and charging unfair fees.

Specializing in managing off-campus student housing in Boulder, Fort Collins, Greeley, and Denver, as well as various non-student properties across Colorado, Four Star will be providing restitution to tenants who were wrongfully charged between Jan. 1, 2020, and Dec. 31, 2023.

The attorney general’s office has received all payments from Four Star Realty and will be distributing $980,000 to eligible tenants. The restitution process will commence on June 2, with a dedicated webpage featuring FAQs and an electronic claim form going live on that day.

Additionally, Four Star Realty has agreed to disclose all fees, rent, and costs on lease documents, comply with utility billing laws, and maintain and provide property inspection records for three years starting in 2024.

Despite the settlement, Four Star Realty has low ratings on Yelp and has received recent complaints on social media platforms. The company encourages residents with issues to contact them directly for resolution.

Established in 1986 in Boulder, Four Star manages 4,000 units in Colorado and employs over 100 property management professionals.
