An 11-story Holiday Inn in Denver could soon be transformed into housing

Dallas-based Premier Design to Completion has submitted plans to convert the 11-story Holiday Inn at 3333 Quebec St. in Denver into a housing development. The project, named “Stapleton Plaza Hotel,” will consist of 220 units, including a mix of studio and one-bedroom apartments. The property, owned by Eagle PropCo 7 LLC, was acquired for over $15.7 million in 2021.

The conversion plans also include amenities such as a lobby, coworking space, game lounge, golf simulator, dog lounge, fitness center, outdoor firepits, lawn games, and grill stations. The project aims to offer a range of facilities for residents to enjoy.

HHM Hotels, a global hospitality management company, is linked to the property’s ownership. Premier Design to Completion, known for their expertise in interior design, architecture, and project management, has completed over $2.5 billion in renovation and development projects since its establishment in 1994.

Converting hotels into housing has become a popular trend in Denver, with projects like The Parker at Nine Mile Station in Aurora transforming a former Radisson Hotel into an apartment community. This strategy is also being considered as a response to homelessness, as seen in the City of Denver’s purchase of a motel for homeless housing.
