Denver real estate developer plans 15-unit project in Villa Park
Niles Emerick is planning to develop a mixed-use project with 15 new residences and retail space on a 0.29-acre lot in Denver’s Villa Park neighborhood.
Emerick’s vision includes townhomes, loft-style buildings, and a small retail operation on the corner of 10th Avenue and Knox. The development aims to offer a variety of housing options in the neighborhood.
After purchasing the lot in 2016, Emerick has been working on the project for nearly a decade, navigating through challenges such as the pandemic and zoning regulations. The site will also include income-restricted units as part of an agreement with Denver’s Department of Housing and Sustainability.
Emerick, along with his friend Stephen McCullough, is excited to bring his second ground-up development to life, drawing inspiration from local developers like the Zeppelins and Paul Tamburello.
