With the new “one-and-done” approach, developers will now receive comprehensive feedback after a single city review, expediting the transition to the site development phase.

According to Gleissner, the average concept plan review cycle used to take between four to six months, but the new process aims to shorten this timeframe to just one to two months. By streamlining the approval process, Denver hopes to encourage more efficient and timely urban development projects.

Furthermore, the city’s recent initiatives, such as the creation of the Denver Permitting Office, demonstrate a commitment to improving the overall efficiency of the planning and permitting process. Mayor Mike Johnston’s plan to consolidate reviews from various departments into a single agency with an 180-day “shot clock” underscores Denver’s dedication to facilitating smoother and more expedited development processes.
