Evergreen’s El Rancho Colorado Seeks New Owner or Operator
The iconic El Rancho Colorado, a beloved roadside eatery on Interstate 70 that closed its doors last year, is now on the lookout for a new owner or operator.
QuickTrip recently acquired the land where El Rancho is located for $6.17 million, with plans to begin construction in 2026. However, they have agreed to allow the relocation of the El Rancho structure across the road if a new owner steps in.
The 77-year-old restaurant and events venue is currently up for sale at an asking price of $2.65 million, which includes approximately $1 million worth of almost-new brewing equipment.
Time is of the essence, as a new owner/operator must be found in the coming months, or the structure might face demolition.
“The new location offers stunning views of the Continental Divide and high visibility for I-70 travelers,” stated JLL Senior Vice President Stephen Markey, who is marketing El Rancho alongside JLL Senior Sales/Broker Sarah Sparks on behalf of Observatory Holdings LLC.
Originally built as a roadhouse for travelers, El Rancho lost visibility when Highway 40 was replaced by I-70 as the primary westward route.
Developers Observatory Holdings have set aside a lot for El Rancho in their development across U.S. 40, pending the identification of a new owner/operator.
“While there is no obligation to move El Rancho, we see this as a unique opportunity to breathe new life into this business,” said Jack Buchanan, speaking on behalf of the developers.
Buchanan, in partnership with Denver developer Travis McAfoos, acquired the restaurant and surrounding 5.4 acres in November 2022 before selling to QuickTrip.
“In addition to the improved location, placing it on a new foundation will eliminate many of the costly infrastructure issues that have plagued the business in recent years, setting the site up for long-term success,” Buchanan added.
Colorado-based Mammoth Movers have confirmed the feasibility of moving the historic part of the building, including the old post office, bar, main dining room, and upper level. Structural engineers have also given their approval for the move.
Developers emphasize that El Rancho will only be moved if a new owner/operator is secured.

“The costs associated with the move are significant, and it would not be feasible unless there is a committed owner/operator in place,” Buchanan explained.
“Without interest from potential buyers, this may mark the end of the road for El Rancho.”
If a new owner/operator steps forward, developers plan to prepare the new site, construct a new foundation, and relocate the El Rancho structure.
Subsequently, the new building owner can oversee renovations, allowing control over costs and customization preferences. There may also be potential investors interested in partnering with the right owner/operator.
JLL intends to host an “open house” for interested parties, offering tours of both El Rancho and the new location on Aug. 27 and Sept. 3. Markey mentioned that the property has already attracted attention from potential buyers.
A new Marriott-branded hotel is slated for the development site where El Rancho is proposed to be moved.
