Fabrica RiNo in Denver sees rise in leasing activity at co-working space
Conscience Bay Company Announces Enhancements and New Leases at Fabrica RiNo
Conscience Bay Company, a Boulder-based real estate investment and development firm, has revealed a series of improvements and expansions in leases at a creative co-working space situated in Denver’s River North Art District.
Since the acquisition of Fabrica RiNo, a 160,000-square-foot property located at 3001 Brighton Blvd., last year, more than 27,000 square feet of leasing activity has occurred.
The two-floor space has been rebranded by CBC to cater to the increasing demand for creative and community-focused work environments in Denver. Upgrades to the property include enhanced common areas, updated signage, new soft seating, and the introduction of over 250 indoor plants.
Ben Woolf, the director of commercial real estate investments at CBC, stated, “The leasing momentum at Fabrica RiNo reflects not only the strength of this property and the broader RiNo Art District, but also the improvements we’ve made to create a more welcoming and inspiring workplace.”
Key tenants such as Snooze, Delta-V Capital, Diablo Media, and CBS Corp Business Solutions have expanded their presence, while Fabrica’s onsite establishments Will Call and Golub and Co. have renewed their leases.
Snooze’s Chief People and Culture Officer, Brianna Borin, mentioned, “The Fabrica space has been home to the Snooze Mothership for over eight years and more recently for an expansion of our existing space.”
Additionally, Fabrica has welcomed new tenants like Comploy HR, Confluence, Noor Consulting and Therapy, Ranger, and RULE Gallery, which recently relocated to RiNo and occupies 715 square feet at Fabrica.
RULE Gallery’s Director and Co-owner, Valerie Santerli, expressed, “Coming back to RiNo feels natural — this neighborhood has consistently played a big part in RULE’s story.”
CBC collaborated with RULE and the Boulder Museum of Contemporary Art to feature large-scale fine art prints by Jason DeMarte on Fabrica’s exterior as part of the building’s rebranding.
Fabrica, originally a cold storage warehouse from the 1940s, was previously known as Industry Denver and was among the first major commercial redevelopments in RiNo.
Meaning “workshop” or “factory” in Latin, Fabrica boasts amenities such as an on-site restaurant and cafe, 10 conference rooms, four shared kitchens, covered parking, and outdoor spaces.
Leasing for Fabrica RiNo is handled by JLL, with CBRE’s Host Platform overseeing property management and tenant experience.
CBC’s diverse portfolio includes office, industrial, mixed-use, and multifamily properties across the Front Range, as well as farms and ranches on Colorado’s Western Slope.
