Former Denver school site to be developed into residential housing
A New Housing Complex Coming to Sun Valley
A corner in Sun Valley that was once a school may soon be transformed into a housing complex for families.
Evergreen Real Estate Group, based in Chicago, has proposed an 80-unit complex at 1275 Decatur St. The complex will feature three- and four-bedroom apartments.
Javonni Butler, who leads Evergreen’s western operations, highlighted the need for family-size units in the Denver metro area. He mentioned the decline in school enrollments due to the lack of affordable housing.
The property, currently owned by the Lions Club of Denver, has been vacant since 1959. Evergreen Real Estate Group is set to purchase the 0.8-acre site and expects to start construction on the $41 million project in early 2027.
The housing units will be available to families with incomes between 80% and 120% of the area median income. The project aims to provide housing for middle-income families, with support from the Colorado Housing and Finance Authority’s Middle-Income Housing Tax Credit award.
The building, designed by Lorcan O’Herlihy Architects, will feature a unique wavy stucco pattern and a courtyard with a playground. The complex will be named Park Place, reflecting its proximity to green spaces like Rude Park.
Aside from this project, Evergreen Real Estate Group is also working on other housing developments in Denver, including a 170-unit project on Washington St. and a 60-unit project near the Denver Health campus.
