FTC to refund more than $47 million to consumers allegedly deceived by Invitation Homes
The Federal Trade Commission announced on Wednesday that it will be issuing $47.2 million in refunds to consumers who were allegedly deceived by Invitation Homes, the largest single-family home leasing company in the U.S. This decision comes as part of a settlement reached between Invitation Homes and the FTC, following a lawsuit filed against the company in 2024. The FTC accused Invitation Homes of misleading consumers about leasing costs, charging undisclosed fees, neglecting to inspect homes before new residents moved in, and withholding security deposits upon move-out.
Invitation Homes, based in Dallas, owns or manages over 110,000 properties in the United States as of December 2025. The company did not immediately respond to requests for comment regarding the settlement and refunds.
A total of 444,131 consumers who paid Invitation Homes $45 or more in fees or charges between January 2021 and September 2024 will be eligible to receive refunds. The FTC advises recipients to cash their checks within 90 days of receipt. Refund amounts will vary based on the number of eligible recipients and the fees they paid, with an average payment of $106 per consumer.
Consumers who have already received a credit or refund from Invitation Homes will not be eligible for additional payments. The FTC’s lawsuit alleged that Invitation Homes advertised rental prices without disclosing mandatory fees that could total up to $1,700 annually. The company also reportedly collected over $18 million in application fees for deceptively priced rental homes, presenting these fees as service, utility, and internet charges.
As part of the settlement, Invitation Homes will be required to transparently disclose leasing prices, handle security deposit refunds fairly, and make other necessary adjustments to its practices, as mandated by the FTC.
