InterPark makes $19M deal for off-airport parking near DIA
InterPark, a Chicago-based company, has made a significant entrance into the airport real estate market by acquiring a 25-acre lot in Aurora for nearly $19 million. The purchase price equates to about $750,000 per acre or $18 per square foot, according to public records.
The company, known as the largest operator of parking real estate in the United States, plans to build a 2,500-space parking lot for its PreFlight Airport Parking brand on the southeast corner of 60th Avenue and Jackson Gap Street. This location is just a 10-minute drive from the airport and is part of the Porteos master development area.
Porteos, a 2-square-mile development spanning from 68th Avenue to 56th Avenue, is a hub for industrial, distribution, and manufacturing activities, housing major companies like Costco, FedEx, and Kroger. The remaining properties in Porteos are set to be sold to a new investment partnership, focusing on hospitality and retail developments.
Over the years, the value of land near Denver International Airport (DIA) has significantly increased. What was once acquired for $20,000 per acre is now valued at no less than $15 per square foot, averaging $650,000 per acre. Recent sales and acquisitions, including those by Walmart and Amazon, have further boosted the area’s attractiveness for investors.
Despite a slow start, the Porteos development has seen a surge in activity in recent years, with multiple transactions taking place and new projects on the horizon. This growth trend is expected to continue, extending all the way to the Colorado Air and Space Port to the east of InterPark’s site.
