An Office Building Proposed for Cherry Creek Corner
An office building is being considered for the location in Cherry Creek where the popular Italian restaurant Cucina Colore currently operates.
Open Studio Architecture has submitted plans for a four-story, 55,000-square-foot building at 3035 E. Third Ave. The proposed building would feature 8,000 square feet of retail space on the ground floor and two levels of underground parking.
The property, spanning 0.43 acres, is owned by Kevin Beck and his wife, residents of Country Club. The couple purchased the property for $9.85 million in August, reflecting a price of $525 per square foot.
Kevin Beck stated, “There’s a demand for high-quality office space in Cherry Creek.”
Although the plans are in the preliminary stages, Beck confirmed that there are no immediate changes at the property, which currently houses four tenants including Cucina Colore, in operation since 1994.
Beck mentioned that Cucina Colore has several years remaining on its lease and will honor the agreement.
Beck, an executive at Paradice Investment Management, expressed his intention to collaborate with a partner for the office project, as he and his wife are new to development.
He has also discussed the possibility of Cucina Colore occupying retail space in the new building, emphasizing their desire for the restaurant to remain in the neighborhood.
Cherry Creek is a thriving office market, with a significantly lower vacancy rate compared to downtown Denver. The demand for Class A office space in the area remains high.
Other developments in Cherry Creek include BMC Investments’ office project at 242 Milwaukee St. and Broe Real Estate’s upcoming office project on Clayton Street.
