Proposed development near Louisville’s Little Italy neighborhood takes a step forward

The Planning Commission of Louisville unanimously voted on Thursday to recommend a preliminary development plan for Coal Creek Village, a proposed housing project just north of the Little Italy neighborhood. This decision came after facing strong opposition from nearby residents. The plan will now be presented to the City Council for further consideration.

The proposed project includes 188 housing units and 13,500 square feet of commercial space on 10.7 acres of land. A portion of the housing units will be designated as affordable housing, with specific income restrictions outlined by the Colorado Department of Local Affairs.

Residents raised concerns about traffic and safety issues, particularly regarding a new roadway connecting the development to Front Street. The traffic study indicated potential increases in traffic flow on Front Street, raising safety concerns for pedestrians, especially school children.

Despite the recommendation from city staff to include the Front Street connection, the Planning Commission acknowledged the residents’ concerns. As a result, they proposed a condition for emergency access only on Front Street, while retaining pedestrian and bike access.

Additional conditions attached to the plan include traffic-calming measures, redesigned sidewalks, and coordination with neighboring businesses for vehicle access. A separate rezoning request will also be presented to City Council for approval.

Residents of Little Italy expressed remaining concerns about the project, including access to an alleyway and a small parcel of land owned by the city. They emphasized the importance of involving residents in the planning process and ensuring a mutually beneficial outcome for all parties involved.

As the plan progresses to City Council, residents are committed to actively participating in the decision-making process and advocating for a thoughtful and inclusive development plan.
