Duplexes eyed for Shops at Northfield site
The Shops at Northfield Considering Duplexes Instead of Apartments
The Shops at Northfield may be changing their plans from building apartments to constructing duplexes. Arizona-based homebuilder BB Living has submitted proposals for 105 duplexes on a 15.5-acre site east of the shopping center in Denver’s Central Park neighborhood.
This site was previously earmarked for between 1,000 and 1,500 apartments in multi-story buildings by mall owner Stockdale. However, Stockdale has not commented on the recent shift in plans. BB Living specializes in building three- to four-bedroom houses for rent.
Stockdale acquired most of the mall in 2022 for $71 million and later purchased an additional 15.5 acres east of the mall. This area, currently used for surface parking and a closed store, was rezoned last year despite opposition from neighbors concerned about increased traffic from the proposed apartments.
The new proposal by BB Living includes 210 units, each ranging from 1,800 to 2,000 square feet with attached two-car garages. The development will also feature 68,000 square feet of shared outdoor space, an amenity center with a pool, and a dog park. BB Living has previous experience in local projects in Centennial and Erie, as well as in other states.
On the retail side, Stockdale has been making significant additions to Northfield with leases signed for Life Time, Trader Joe’s, and Wayfair, which took over the former Macy’s space.
