Denver investment firm purchases former Blake Street Tavern site
The Former Blake Street Tavern Building in LoDo Gets a New Owner
Denver-based Sidford Capital has acquired the ownership of the former Blake Street Tavern building in LoDo. The 53,000-square-foot property located at 2301 Blake St. in Denver was purchased through a deed-in-lieu of foreclosure after Sidford Capital bought the in-default loan, as per public records.
Sidford Capital paid $7.5 million for the property and secured a $6 million loan from MidFirst Bank. The building is currently 66% leased to International Workplace Group, which operates its Spaces coworking concept. The remaining space, previously occupied by the Blake Street Tavern sports bar, is currently vacant.
Additionally, the property includes two parking lots and was previously owned by Seattle-based Urban Renaissance Group, who bought it for $21.2 million in July 2016.
Urban Renaissance Group had taken out a $12.5 million loan from Sun Life Assurance Co. of Canada in October 2016, which went nonperforming in 2023 due to a payment default. The company has since divested its Denver holdings, including surrendering another property and selling various assets.
Meanwhile, Sidford Capital also completed a transaction in Denver’s Athmar Park neighborhood, selling the fully leased 59,500-square-foot Athmar Park Shopping Center for $8.2 million. The company had acquired the shopping center in January 2024 for $4.6 million, renovated it, and secured Planet Fitness as an anchor tenant.
