DTC office building could be demolished for apartments

Developer Plans 660 Apartments in Denver Suburb

Trammell Crow Residential, a Dallas-based developer, has submitted plans to construct 660 apartments in a Denver suburb just east of the Interstate 25-Interstate 225 interchange. The development will span two 5-story buildings on a 10-acre site at 7601 E. Technology Way. The project will involve the demolition of an existing 6-story office building, with two parking garages on-site to be connected to the new apartments.

The development is part of a larger project on properties owned by Morning Calm Management, a South Florida-based real estate investor. The firm recently acquired the properties through its acquisition of City Office REIT. Morning Calm secured a $90 million loan from Athene, an Iowa-based insurance company, for the project.

The apartments will bear Trammell Crow’s Alexan branding, adding to the company’s portfolio of similar projects in various Denver neighborhoods. The proposed development follows a trend of newer office buildings in the suburbs being demolished to make way for residential properties. This includes the recent demolition of a former Arrow Electronics building in Centennial.
