Colorado’s Aurora ZIP Code 80019 Shows Strong Relocation Trend

Colorado may not be the top choice for people on the move as it once was, but one area in the state is bucking the trend with a surge in relocation activity.

Aurora’s ZIP code 80019, located south of Denver International Airport and east of Green Valley Ranch, ranked fourth in the country for the highest number of moves per capita last month, according to an analysis from MovingPlace, a Seattle-based online platform specializing in assisting people with their relocations.

With 11.2 moves per 1,000 residents, ZIP code 80019 trailed behind only three other areas in the nation, including locations in Texas, Florida, and Tennessee.

The area’s appeal lies in its rapid development of new homes and mixed-use spaces, making it an attractive destination for newcomers seeking modern communities, green spaces, and easy access to urban amenities, according to the report by MovingPlace’s Daniel Cobb.

In recent months, the ZIP code has seen a significant increase in relocation rates, moving from the 9th hottest spot in September to the 4th hottest in October.

The study captures both local and out-of-state relocations, with areas characterized by high turnover and rental properties, such as Capitol Hill and Downtown Denver, ranking higher than more stable communities.

New construction projects are driving much of the relocation activity in northeast Aurora, with developments like Prose at Painted Prairie, Claro at High Point Luxury Apartments, and the Meadows at Dunkirk attracting new residents.

For those looking to purchase a home, Oakwood Homes offers affordable options in The Reserve at Green Valley Ranch and the Aurora Highlands, which is one of the largest master-planned communities in the region.

Proximity to key amenities like DIA and the Gaylord Rockies Resort and Convention Center is also a major draw for residents, along with lower land costs that make the area more affordable in terms of rent and home prices.

Other notable relocation hotspots in Colorado include ZIP code 80203 in Denver’s Capitol Hill neighborhood, ZIP code 80202 in Downtown Denver, and ZIP code 80927 in Colorado Springs.

Notably, Littleton’s 80125 emerged as the hottest suburban ZIP code for relocation activity, while rural Colorado’s top spot was held by ZIP code 80446 in Granby.
