Regis University proposes Regis Village redevelopment with housing and retail
Regis University Plans Redevelopment Project for Federal Boulevard Area
Regis University’s property in northwest Denver boasts a grassy quad and impressive brick academic buildings and dormitories. The university, founded in 1877, owns approximately 85 acres of land north of Regis Boulevard between Federal and Lowell Boulevards.
The school is looking to revamp the area east of its core campus, which currently includes fast-food restaurants, parking lots, and a strip mall. The proposed project, known as “Regis Village,” aims to create a space that benefits both the local community and the university.
Regis Village is planned to feature a mix of office, multifamily, and commercial spaces, along with housing options for seniors and income-restricted units. The development would include private streets and parking garages to support both the new project and the main campus.
The university has requested custom zoning from the city of Denver to allow for buildings up to five stories along Federal Boulevard and up to three stories closer to the main campus. The zoning would also permit hospital use, providing opportunities for students studying health care.
The project has been in the works for several years, with community meetings and presentations held to gather feedback. The university hopes to receive approval for the rezoning by the end of the year.
Regis University had a total of over 5,750 students in the 2023-2024 academic year, with a mix of full-time on-campus undergraduates, graduate students, and online/evening class attendees.
