Toyota of Hollywood site to transform into housing and shopping hub
The iconic auto dealership property at 6000 Hollywood Boulevard in Hollywood is about to undergo a significant transformation after receiving approval from Los Angeles officials for a comprehensive mixed-use development project. The property, which has been home to Toyota of Hollywood and owned by the Sullivan family, will be redeveloped into a vibrant urban campus that will encompass residential units, office spaces, retail outlets, and public gathering areas.
Central to the proposed project is a striking 35-story tower that will redefine the skyline along Hollywood Boulevard. This development will include 350 apartments, with 44 of them designated as affordable housing units, as well as 136,000 square feet of office space and 22,500 square feet of retail space. Additionally, the project will introduce 23,500 square feet of publicly accessible open space for the community to enjoy.
This ambitious redevelopment plan marks a significant departure from the property’s previous use as a car dealership and represents a larger trend in Los Angeles towards repurposing low-density, car-centric properties into mixed-use developments that promote residential density, job creation, and pedestrian-friendly environments. With the city facing housing shortages and increasing pressure to accommodate a growing population, projects like this one are crucial in meeting the evolving needs of urban communities.
The approval process for this redevelopment project has been ongoing for several years, with the initial study released by the Los Angeles Department of City Planning in May 2023. Subsequent milestones include the project’s advancement through the City Council’s Planning and Land Use Management Committee in March 2025, followed by approval from the Los Angeles City Planning Commission in November of the same year. The final approval came in March 2026 when the City Council formally ratified the decision, paving the way for the next phase of development at the prominent Hollywood Boulevard site.
Overall, this transformative project at 6000 Hollywood Boulevard represents a significant step towards revitalizing urban spaces, creating vibrant mixed-use communities, and addressing the evolving needs of a dynamic city like Los Angeles. The redevelopment will not only reshape the physical landscape of Hollywood but also contribute to the city’s ongoing efforts to enhance livability, sustainability, and economic vitality for its residents.
