Exploring the Wilderness with GM Development
GM Development has recently expanded its ventures into the wilderness with the opening of Lostfork Basecamp on the Grant side of Guanella Pass. This local firm, known for acquiring the abandoned Veterans Affairs hospital in eastern Denver, has created a unique glamping experience for nature lovers.
Lostfork Basecamp features nine cabins, spaces for RVs, and tent sites, offering guests a chance to connect with nature. Visitors can enjoy nearby hikes, cold plunge pools, saunas, and a man-made beach along Geneva Creek. Plans are in place to add canvas tents with decks in the near future.
“The creek there flows into the north fork of the South Platte, making this area a hidden gem,” said Skyler Moore, co-founder of Modus Real Estate, GM’s brokerage arm. The basecamp’s proximity to Geneva Ski Basin, a former ski area popular among backcountry skiers, adds to its allure.
With 300-square-foot cabins equipped with personal hot tubs, Lostfork Basecamp aims to attract visitors year-round. The site also serves as a venue for weddings, concerts, and events, with bookings filled through 2026. Being just over an hour from Denver, the basecamp offers a convenient luxury camping experience that is unparalleled in the area.
Building out Lostfork Basecamp was a two-and-a-half-year project that cost $3.7 million, including the acquisition of 10 acres of land. Overcoming zoning and water rights challenges, the development team successfully created a unique destination close to Denver.
Accommodation options at Lostfork Basecamp range from $75 to $550, catering to different preferences and budgets. In addition to creating a luxury camping experience, GM Development has launched the Lostfork Lung Buster bike race, showcasing the scenic beauty of Guanella Pass.
As winter approaches, Moore and Gearhart plan to offer activities such as pond skating in a makeshift hockey rink and snowshoeing for outdoor enthusiasts. The duo’s vision for Lostfork Basecamp goes beyond just a campsite, aiming to create a memorable experience for visitors.
While this is their first foray into campsite development, Moore and Gearhart are already looking ahead to future projects. Their focus on selecting the right location with ample space and natural beauty reflects their commitment to creating unique outdoor experiences.
With plans to convert the former VA hospital in Denver into apartments, GM Development continues to explore new opportunities to enhance the local community.
