Colfax business owners buy $120K retail condo for ‘community hub’

Jen Sevcik is making moves on West Colfax.

Recently, Sevcik, alongside her husband and two friends, acquired a 1,500-square-foot retail condo for $120,000 in the Circa West condominium building at the intersection of West Colfax Avenue and Vrain Street.

Following a failed deal that would have turned the space into a combination laundromat and beer-selling establishment, Sevcik and her group decided to take action and secure the property.

“To me, that was not necessarily going to change the trajectory of West Colfax … This play for us is as defensive as it is offensive,” Sevcik explained.

As the president of the West Colfax Business Improvement District, Sevcik operates three businesses across the street from the newly acquired property. She envisions transforming the space into a community-oriented hub for creatives, doubling as a versatile event venue.

One section will house a dedicated photo and video studio available for hourly rentals, with an adjacent area for work and meetings targeted at self-employed marketing and advertising professionals.

“[It’s] a community hub that centers around marketing, branding, and PR, with modular components for small events,” Sevcik elaborated.

Collaborating with her husband, Tim Samp, Sevcik plans to create a space that caters to the needs of her existing businesses, such as Duality, a fitness studio, Side Pony cafe, and Original Glam medical spa.

“All my businesses over there need a space to conduct their meetings … I’m at Side Pony talking about my staff that’s working behind the bar, and it’s not private and it’s loud,” she shared.

With a goal of covering monthly expenses with just $1,000 in revenue, Sevcik aims to keep the pressure low and allow clients to guide the development process. The estimated cost for the build-out is around $150,000.

Joining Sevcik in this venture are Chelsea and Juan Forero, the brains behind local marketing company Forero Creatives, offering a spectrum of advertising services to businesses and individuals.

“Our little tagline that we have right now is ‘cultivating spaces for creatives,’” Chelsea mentioned.

The Circa West development, originating from the transformation of the former Golden Manor assisted living facility by local firm Flywheel Capital, remains a key player in the West Colfax landscape. The recent property sale involved a representative from Denver’s Bow River Capital on behalf of the Flywheel-formed LLC.

Despite facing foreclosure on adjacent development sites last year, initiated by the Arizona-based lender, Flywheel’s future plans are yet to unfold.
