Durst Organization’s 114 West 47th St. getting a glossy new look
A Fresh Look Coming to 114 W. 47th St.
A new chapter is unfolding at 114 W. 47th St., a property owned by the Durst Organization that stands out in the Midtown office-tower landscape.
This red-brick building, nestled between Sixth and Seventh avenues, boasts 600,000 square feet of space. While it may not be as massive as some of its neighboring skyscrapers, it is larger than other “boutique” office locations in the vicinity.
Sometimes overshadowed by its midblock location and unassuming entrance, 114 W. 47th St. is set for a significant upgrade and the arrival of new tenants. The Durst Organization is embarking on a marketing campaign to promote the availability of 525,000 square feet now or in early 2028, potentially opening up the entire building for leasing.
The redesign by architects HOK, with an estimated cost in the “tens of millions,” aims to attract a new anchor tenant to the building, according to Durst leasing head Eric Engelhardt.
Among the planned improvements are a new entrance with a prominent awning, a revamped lobby and elevator cabs, a tenants’ lounge, and possibly six new outdoor terraces in addition to the existing one.
The tower, originally constructed for US Trust Company in 1989, has changed hands over the years and is currently home to Bank of America’s Private Banking division, which will vacate 350,000 square feet in February 2028.
With seven of the tower’s 26 floors currently vacant, totaling approximately 175,000 square feet, Engelhardt sees an opportunity to offer floors 3-17 as a contiguous block – a rare find in Manhattan’s competitive Class-A market.
Rental rates are expected to range from $110-$135 per square foot, and according to Mary Ann Tighe of CBRE, 114 West 47th Street offers an ideal location with Durst Organization’s hallmark quality, sustainability, and stewardship.
CBRE is collaborating with Durst’s in-house team, including Tom Bow and Rocco Romeo, to market the property to potential tenants.
Despite the upcoming changes, fans of Langan’s, the beloved Irish-themed restaurant located on the ground floor, can rest assured that the establishment will remain unaffected, as confirmed by Engelhardt.
