The monthly cost of renting a home in the UK has increased by £221 in the last three years, according to property portal Zoopla.
The pressure of high rental costs has led some tenants to base their job decisions on rental prices in different areas, while parents are finding themselves financially supporting their grown-up children due to the soaring rental prices. Neysa Killeen, a musical theatre worker, had to turn down a job opportunity in Dublin because the wage wouldn’t cover the rent. She has since faced similar challenges in the north of England, contemplating moving once again due to the high cost of living.
The demand for rental properties has outstripped supply, leading to a sharp rise in rental prices. Zoopla’s analysis shows that rents for new tenancies have increased by 21% over the past three years, with the average monthly rent reaching £1,283 this spring. Some renters are finding it difficult to cover the high costs, with many having to rely on financial support from their parents.
While rent increases have slowed in some areas, particularly in cities, the overall trend remains concerning. The government has introduced measures such as the mortgage guarantee scheme to help first-time buyers access low-deposit mortgages. However, the high cost of living continues to pose challenges for renters like Stefania Calhoun, who dreams of owning a home but finds it financially out of reach.
For many renters, homeownership may not be a feasible goal, and policymakers are urged to focus on providing affordable rental options to support those on lower incomes. With house prices remaining relatively steady, the focus is on addressing the affordability of rental properties to ensure that all individuals have access to suitable housing options.
