The Ziggurat just sold for over $207M

A massive government pyramid, known as “The Ziggurat” in Laguna Niguel, California, has been sold for over $207 million after years of captivating online audiences with its mysterious corridors and eerie design. The Chet Holifield Federal Building, spanning over 1 million square feet, was purchased by an affiliate of Hoag Memorial Hospital Presbyterian, marking one of the largest redevelopment site sales in Orange County history.

Designed by architect William Pereira and built in 1971, the building once housed several federal agencies and approximately 2,000 employees. However, by the time it was put up for auction, it was only half occupied, leading to its eventual sale this year.

Hoag CEO Robert Braithwaite expressed his commitment to stewarding the property for the benefit of south Orange County residents and businesses. While no specific redevelopment plans have been announced, the building has gained notoriety for its deserted office floors, geometric corridors, and stark Brutalist architecture reminiscent of the “Backrooms” horror universe.

Former visitors and workers have shared chilling accounts of the building’s underground levels, describing a lost time capsule vibe with old office furniture, quiet hallways, and artificial windows mimicking daylight. The building’s unsettling reputation has attracted urban explorers and photographers seeking eerie locations.

Laguna Niguel Mayor Gene Johns anticipates a lengthy transformation process for the landmark due to its size, construction materials, and historical significance. While the future of the building remains uncertain, its sale marks a significant opportunity for the city with the potential for diverse possibilities.
